This course is designed to equip you with the skills needed to effectively manage real estate investments in order to optimize the value of a property. By integrating cutting-edge industry practices with hands-on applications, you will gain a solid understanding of fundamental financial principles in the realm of real estate, such as income capitalization, valuation, analysis, taxation, depreciation, and life cycle costing. Furthermore, you will acquire the ability to assess real estate investments and create budgets that forecast net operating income, complete with spreadsheet illustrations that illustrate contemporary calculation techniques and offer a variety of resources to cater to your investment and financial requirements. Earn up to 24 CEU's.

Fresh microlessons delve into topics like the “Rule of 72,” owner objectives encompassing computations and evaluations, and enhancing the efficacy of real estate agreements by selecting the appropriate contract type, engaging in negotiations, and establishing terms and conditions that lead to success. 

Upon finishing this course successfully, participants will be able to: 

  • Comprehend the distinction between physical value and market value 
  • Ascertain the economic value of a property 
  • Fund investments and enhance value 
  • Exhibit a proficient understanding of prevailing tax regulations, including capital gains and depreciation.

About the instructor:

Dave Wright recently retired as Vice President of Property Management for Newmark, a full-service international real estate services firm. While at Newmark, Dave was responsible for all property management activities for Newmark’s Minnesota region, as well as all business development initiatives.

Dave has over 40 years of experience in the commercial real estate industry. He spent 30 years with U. S. Bank as a senior leader in the Bank’s Corporate Real Estate Group where he held leadership roles in property management, asset management, project management and acquisitions and dispositions.

Dave has been a member of Greater Minneapolis BOMA since 1983. He is also an instructor in BOMI’s (Building Owners and Managers Institute) Real Property Administrator curriculum, where he has instructed classes for the last 10 years.
